In fact, the majority of uses on this strip do not meet the current zoning regulations because when the town created the zone some of these companies did not comply. One current landlord that owns approximately an acre found a car dealership that just needed to park cars on it and after the City Zoning found out about it made the owner end the lease.
Recently Waypointe Redevelopment Project needed to get rid of a building owned by a local air conditioning company. However, they were able to find a property had been changed from industrial warehouse space to Business 2 with a special permit to do retail and fabricating air ducts.
Contractor’s yards that meet industrial warehouse space zoning requirements are very difficult to find throughout Norwalk, Stamford, Fairfield, and Bridgeport. Outdoor storage of materials is especially difficult.
If you can find the appropriate space, lease rates range from $11 -$15NNN with Bridgeport having lower of these base rates. Companies that serve the county have trouble locating to Bridgeport because of the time & money to deliver goods and services all the way to Greenwich. So a better situation is in Norwalk since it is centrally located, but again traveling I-95 with the construction and commuter traffic is still a problem.
